Roof moss on a shaded Valleycliffe home near the Chief
Close to the granite and surrounded by trees, some Valleycliffe roofs see less sun than you'd expect, and moss loves that.

This story describes a typical situation we see in Squamish, not one specific customer.
The situation
An older home in Valleycliffe, on a street near the base of the Stawamus Chief, has a shingle roof with thick moss on the side facing the trees. The gutters fill with moss clumps every winter, and the owner noticed a few shingle edges starting to curl.
They wanted the moss gone before it did any more damage.
What moss does to shingles
Moss grows into the gaps between shingles and lifts the edges as it thickens. It holds water against the roof long after rain stops.
When it dries out and breaks off, it ends up in the gutters, which is why roof moss and blocked gutters so often go together.
How we approach it
- We inspect the roof first, noting curled or damaged shingles with photos so you know what was there before cleaning.
- Moss is removed by hand, working down the slope with the shingles, and the surface rinsed at low pressure. No high-pressure washing on the shingles.
- Gutters are cleared at the end of the job.
- A moss treatment follows, standard on asphalt shingles, to slow regrowth. Results build over the following weeks of rain.
What to expect
A cleaner roof that drains properly, clear gutters, and an honest note about any shingles that a roofer should look at.
Questions we hear
Can cleaning fix curled shingles?
No. Cleaning removes the moss, but damaged shingles need a roofer. We'll point out what we see.
How long does moss treatment take to work?
Usually several weeks. Remaining moss and stains fade gradually with rain.
