Gutter cleaning on a terraced Horseshoe Bay lot

This story describes a typical situation we see in West Vancouver, not one specific customer.
The situation
Above the ferry terminal in Horseshoe Bay, a house steps down a steep lot with terraced gardens and rock walls on every side. The upper gutters overflow onto a stone patio, and the lower ones sit above a planted slope where there's nowhere flat to put a ladder.
The homeowner had tried a gutter vacuum from the ground but couldn't reach the far corners.
Planning access
On terraced lots we plan access before quoting: where ladders can be footed safely, where we'll need levellers or stand-offs, and which sections are best reached from the roof with fall protection.
We protect planted areas with drop sheets and avoid standing ladders on soft soil or retaining wall caps.
How we approach it
Gutters are cleared by hand, run by run, and debris is bagged rather than dropped onto the gardens.
Each downspout gets a flow test. On hillside homes, downspouts often connect to drains that carry water across or under the terraces; if water backs up below ground level, we'll tell you so a drainage contractor can look at it.
Wind off Howe Sound brings in leaves and needles from the surrounding trees, so we also check the roof valleys that feed into each gutter.
What to expect
Clear gutters and downspouts, gardens left as we found them, and a note of anything that needs a repair, such as a sagging section or a separated joint.

Sometimes, on steep lots where ladders can't be footed safely. We'll explain the plan when quoting.
How often should I clean them?
Usually once a year in the fall, before the heavy rain; homes close to big trees may need a spring clean as well. Autumn spots fill quickly, so book early.
