Dryer vent cleaning in a Dundarave condo
A small laundry closet, a vent that disappears into the ceiling, and a dryer that runs for ninety minutes to dry one load.

This story describes a typical situation we see in West Vancouver, not one specific customer.
The situation
An owner in a Dundarave condo building noticed the dryer getting slower over several months until it needed two full cycles for a load of towels. The laundry closet got warm, and there was a faint smell of hot lint.
The building's maintenance plan covered the roof and windows but nobody remembered the dryer vents ever being cleaned.
Why condo vents need attention
In condos, the dryer vent often travels through a ceiling space to an exterior wall, sometimes several metres away, with a couple of bends along the way. Lint settles in every bend.
The exterior vent can be high on the building, out of sight and hard to check.
How we approach it
Where the exterior end can be reached safely, we blow the lint out of the duct from outside. In a condo, cleaning the dryer side and its lint trap housing as well is often worth adding, since the run to the outside is long, and it includes a check of the transition hose and wall connection, which is often where the first restriction is.
We clear the exterior hood and make sure the flap opens freely, then send before-and-after photos with a short inspection note.
If several units in the building have the same issue, we can schedule them together through the property manager.
What we don't do
We don't repair dryers. If the vent is clear and the dryer still struggles, it may need servicing by an appliance technician.
Questions we hear
Do I need permission from strata?
If the exterior vent or access is on common property, check with your property manager. We're happy to coordinate with them.
How long does it take?
It depends on the length of the vent run and how easy the exterior end is to reach. We'll give you a time estimate when we book.
