Strata windows on a low-rise along Marine Drive in Ambleside
A building full of ocean-view suites, a busy street out front, and residents who all want their windows done on a different day.

This story describes a typical situation we see in West Vancouver, not one specific customer.
The situation
A strata council for a mid-rise building near Ambleside wanted exterior windows cleaned before summer. Some residents had been hiring their own cleaners for balcony glass, others had given up, and the street-facing windows on the lower floors were dull with traffic grime.
Council wanted one contractor, one schedule and no surprises.
What we can and can't do
We clean windows on low- and mid-rise buildings that can be reached safely from the ground with water-fed poles, from ladders, or from balconies with resident access.
Glass above that height, or facades that need rope access or a swing stage, are for high-rise specialists. We'll say clearly which elevations we can cover.
How we approach it
- We walk the building with the property manager and map each elevation: what's reachable by pole, what needs balcony access and what's out of scope.
- Notices go out ahead of time with the dates for each side of the building, so residents know when to clear balconies or leave access.
- Street-facing windows are scheduled for quieter times of day, and we keep the sidewalk clear and safe while we work.
- Balcony glass and railings are cleaned unit by unit where residents give access.
For council
We provide a clear quote by elevation and a short summary at the end, including any units we couldn't access. A spring and fall schedule suits most buildings.
Questions we hear
Do residents have to be home?
Only if we need access through their unit to a balcony. Exterior glass reachable from outside doesn't need anyone home.
Do you clean high-rise windows?
No. We'll tell you which parts of your building need a rope-access company.
